How to judge roofing work

A roof is the one system that protects every other part of a building, which is why the way a contractor inspects matters more than the brochure. A thorough look covers flashing, penetrations, valleys and decking — not just the field of shingles — because that is where water actually finds its way in.

Roof lifespan depends more on installation quality and attic ventilation than on the material alone. Poor ventilation cooks shingles from underneath, and incorrect nailing patterns void many manufacturer warranties. The useful questions to ask any roofer are about process and sequence, not only price.

Typical lifespan ranges by roofing material (industry averages; actual life depends on climate, ventilation and installation quality)
MaterialTypical lifespanNotes
Asphalt shingle15–30 yearsMost common; ventilation strongly affects service life
Metal40–70 yearsStanding seam generally outlasts exposed-fastener panels
Clay or concrete tile50–100 yearsUnderlayment usually needs renewal sooner than the tile
Slate75–150 yearsWeight requires adequate framing capacity
Single-ply membrane (flat)20–30 yearsSeams and terminations are the usual failure points

What customers say

I’m very happy with the work that Edgar and his crew did to fix the leak around my chimney and roof! Edgar came out initially to examined the chimney and the roof for damage. He went into the attic to see if there was extensive damage. He also took pictures to show me the damage that he found and explained how he was going to repair it. Edger sent me a detailed quote the next day. I will hire Gold Roofing in the future! The pictures posted are before and after. I still have to paint the newly installed siding.

Edgar and his team were professional and timely in all aspects of my roof replacement. Add to that, his pricing and service were very good. I highly recommend him for your roofing job.

Edgar and his team were fantastic to work with. I was working as a mold inspector for a water damage restoration company and noticed some issues with the customer's roof in Bothell. One of our company's reconstruction specialists recommended that I call Gold Roofing for them to come out and do an inspection. Edgar was great to work with and totally took care of our customer. He was super responsive and it was immediately apparent how competent and reliable he was from the outset. Gold Roofing navigated a fairly complex insurance issue and was able to provide the documentation our client needed to have coverage extended which took care of all of our mold remediation work as well. I was really thankful that I could provide Gold Roofing's contact info to our clients and then see them totally taken care of every step of the way. Its been 4 or 5 years since that job and I've been recommending Gold Roofing to friends and family since. Actually just recommended them to someone who posted in a community group on Facebook and realized I never left a review. 5 stars all the way!
